Our Custom Home Building Process

  • Consultation: We use the information in our home building article with you when we consult with you for the first time. This gets you focused on your project type and lets us determine the right home building design and process to use and all the details and coordinate them with you. Your budget is determined and verified with bank loan approved paperwork.
  • Estimate of a Spec Home: Once we determine the overall project with the lot you have chosen and with the details it contains like design and products you are selecting we can begin the process of estimating the cost. We make suggestions to help you complete the decision process so we can determine a real estimate for your project. Sometimes this is on a second visit. We determine the details of your home around your budget and keep you informed on the details as we come to the final estimate cost of the home. Most of the time you will have to adjust your finances and determine the right steps to take to keep you in your parameters.After all, picking out options for a new home can be fun!
  • Custom Design Process: If you are not selecting a spec plan on the Internet or one you have from a designer we will then determine the details from a plan that may exist that you like and modify or use parts of different plans to make your home plan. If this does not work, we have architects who we suggest to you to help you with your plans and details of them. Then they forward the copy of the plans and work with me when needed until completed. Once the plan is completed with the spec sheet of details we will complete the estimate of the home. This is still keeping your budget in mind.
  • Lot Prep and Construction Process: We go over the time frame to select a date when you want to have the home completed. We choose a start date and completion date, while keeping in mind the home building process takes considerable time to complete. This includes the removal of existing trees, stones, and driveway and lot grading. The permit process and the home building process itself can sometimes delay our progress, but we know how to expedite things as quickly as possible.
  • Walk through: Once the home is nearly completed with installation the final details like cabinets, carpet or wood floors the home takes on the final look and it really becomes real. This is the exciting part and the part when you are ready to take ownership. We will walk through the home identifying items not to be left incomplete or to be completed or replaced. When this process is complete we invite you back to verify the list and your realtor will be in this walk through . Then we discuss the closing date and process any items still incomplete and that are important to you to have ready by the closing date.
  • Final inspection: Once all the items mentioned in the walk through are completed. You and your realtor are scheduled to start the final home inspection with your private inspector. The local town or county building final inspection has happened at this point. The items your private inspector will be discussed and determined if they are reasonable request and resolved. Closing: This is when the home becomes officially yours. Your attorney and realtor will handle most of these details with you and walk you step by step until it is completed. When you are done, you will be handed the keys and allowed to move in to your new home. We will welcome you in your home with a gift and welcome basket for your new home to celebrate this wonderful moment.
